Lakewood Ranch Real Estate Update | A Look Ahead to 2020

One thing on everyone’s mind when it comes to real estate lately is: are we going into another housing recession? Are things going to start changing in the real estate market in 2020?
Well, I don’t have a crystal ball, but I do have an update on everything happening in real estate in Lakewood Ranch, FL  and that’s what I want to share with you today!

Trends in the real estate market are looking great for the Lakewood Ranch area. The market here in Florida has been healthy and fast-paced for the last several years. In this area, I do not see that slowing down any time soon. Here’s why:

  • The market and lending requirements are very different now than they were in 2008 when we faced the last real estate bubble.
  • Mortgage rates will remain low (as far as we know), which puts buyers in a great position and instills confidence in the market, overall.
  • We are still building new houses!
There are 24 Residential Villages in Lakewood Ranch and 17 actively selling New Construction villages. Some of those are nearing completion, so Lakewood Ranchis making plans for the next phase of development.
New home construction is increasing nationwide because there is a demand for it, but was not consistently increasing within the price range where demand is highest.

Millennials are the majority of the buying market right now, and they struggle to meet those luxury housing prices. Lakewood Ranch Development is taking that into consideration with some of their new plans for development by building 5 new villages in 2020, some of which meet this specific New Construction housing demand.

We recently attended a seminar for Realtors in Lakewood Ranch and learned all about these upcoming plans, so today we are sharing them with you!

Esplanade At Azario  Lakewood Ranch

  1. Esplanade at Azario Lakewood Ranch - We mentioned this one in a previous video as the counterpart to the current Esplanade community, which is just about sold out. This new village will have 1,350 homesites including Single Family Homes and Detached Villas. Pricing_ High $200s - $700s (depending on upgrades and options). Floorplans range from 1,600 – 3,900 sq. ft. The amenities will also mirror that of the current Esplanade village with a clubhouse, culinary center, resort-style pools and tiki bar, fitness center, lifestyle director, dog park, golf course, tennis, spa, pickleball, and more! The golf course will be 18 holes and there will be Bundled Golf and Non-golf options when purchasing a home. Park East at Azario

1.2 Park East – The secondary phase of Esplanade at Azario. This smaller village will open Fall of 2020 with only 350 homesites of Single Family Homes. Pricing will start in the high $300s and offer larger floorplans, up to 4,800 square feet. They will have pools and playgrounds for the community, but less amenities in order to keep fees lower.

Lorraine Lakes

2. Lorraine Lakes at Lakewood Ranch – Opening Spring of 2020 this new Lennar village will feature 1,500 homesites of single family homes and attached villas nestled among sparkling lakes. This will be an amenity-rich village with plans for a splash park, pools, café and bar, arcade, tennis and pickleball courts, volleyball, basketball and bocce courts, tot lot, and putting green. They will feature their best-selling floor plans with SF home prices starting in the $300s. 


​Windward

3. Windward by Neal Communities – Opening Summer of 2020. This village of 780 homesites is planned for a space near Waterside and will be in Sarasota county. It will feature Paired Villas and Single Family Homes similar to the Grand Palm Community in Venice. Villa prices will start in the high $200s and SF pricing starts in the low $500s. They are focusing on a 20/50 design model which means 50% of the village will be open space, preserved as a Native Habitat and connecting to the LWR trails. They also plan to include a social house, fitness center, lap pool and spa, pickle ball & tennis courts, dog parks, tot lot, and more. Solera at Lakewood Ranch

4. Solera at Lakewood Ranch – D.R. Horton
​This village of 675 homesites will feature single-family homes in that high demand pricing range, starting around $280,000. With 675 home sites, this village will not be maintenance free and will have fewer amenities in order to keep HOA fees very low. There will also be 17 different floor plans! The smallest home as part of their Express series will be a 3 bedroom, 2 bathroom plan and the largest is in their Preferred Series which will feature 5 Bedrooms plus a Bonus room. There will also be Multigenerational floor plans available. Estimated to open Summer 2020. 



​Sapphire Point

5. Sapphire Point by Pulte Homes – Opening in Late Fall 2020 with 472 homesites, this village will be the replacement for Mallory Park, which is selling out quickly. They will offer single-family homes with almost 20 floorplans that you can customize (including structural changes) and pricing will start in the high $200s. Planned amenities include a clubhouse, pool, fitness center, playground, sports courts and a dog park.

In addition to these villages, there are rental options planned for many areas of Lakewood Ranch, including 800 Townhomes and Apartments in Waterside Place, and a Single-family home rental community is in the works. This will provide options for those who may be waiting to build, or who want to explore the area and get a feel for life on the Ranch before committing to a new home.

With all of these plans moving forward, AND a strong resale market, I predict no signs of slowing down for Lakewood Ranch in the near future!
