First up, and always the most important thing in the world of real estate…
The Alcove is located just East of I-75 and west of Lakewood Ranch Blvd.
It’s in the Sarasota County portion of Lakewood Ranch and it’s part of the Waterside district.
So if you want to think of it in up/down/left/right context, if you're looking at the map of Lakewood Ranch, it’s in the lower left part of the Waterside district.
As we made this video, we realized just how convenient this location is!
What do we mean by convenience?

And then you have three international airports as options nearby.
Sarasota International is 18 minutes...
Tampa International is 55 minutes...
Fort Myers airport is about 70 minutes away.

Neal Signature Homes built similar homes in sections of Country Club East here in Lakewood Ranch, and The Alcove will have that same aesthetic and design.
There are 5 floorplans to choose from in the Alcove.
They range from 3-4 bedrooms,
2,500 sq ft give or take, up to 3,300 sq ft for the two story plan.
And have 2 or 3 car garages.
There are a multitude of structural options to choose from, like outdoor kitchens, privacy walls, and modifications to interior layouts etc.
It’s not 100% custom… more like a pre-curated plan with custom options.
The overall motif of the neighborhood will be Coastal, with clean lines and a modern flair.
Neal Signature includes a design studio as part of your process where you can select all your interior options, tile, appliances, etc etc.
This statement on their website is really great and something most builders don’t highlight clearly…
The base price of the home is shown, and then you will factor in about $200-$400k additional for the cost of the lot and any structural and design options, depending on how intricate you get. That’s up to you.
To put that into simple terms… you’re looking at around $950k-$1.5 million for these homes, depending on which plan, which lot, and the options you select.
Let’s cover The Amenities next… This one is pretty simple….
There won’t be a clubhouse, gym, or pool.
The community also will not be gated, just like all of the other Waterside villages.
If you’re thinking "gee that stinks"…
we understand, but hear us out…
Many times we’ve had buyers who said they want all of those amenities... must haves, only to hear from them years later that they actually never use the amenities.
In the end, it’s a personal choice.
If robust amenities are a must have for you,
